Mr. Tosko specified that the deal is structured to accommodate some immediate requirements for Fairchild and its parent company, Advance Publications Inc., with future delivery for the bulk of the premises to prevent any rent overlap between 750 Third and Fairchild's current lease obligation at 7 W. 34th Street.

Mr. Billingsley commented, "In 30 years of negotiating complex commercial leases, I can't think of another transaction of this magnitude where the principals on both sides were more understanding of each others' priorities. The deal was certainly complicated, but everyone involved acted cooperatively and professionally to bring about a swift and successful conclusion." In addition to TIAA, other tenants at 750 Third Avenue include First Commercial Bank, RSM RSM (in Britain) regimental sergeant major  McGladery, Eisner LLP, BSI Investment Advisors, and Buckhingham Research Group.
