Property auction offers bargain-basement prices.

The McKenzie River is a tributary of the Willamette River, 86 miles (138 km) long, in northwestern Oregon in the United States. It drains part of the Cascade Range east of Eugene into the southernmost end of the Willamette Valley.

How about 53 treed acres with an approved home site 15 minutes south of Coos Bay Coos Bay (ks), city (1990 pop. 15,076), Coos co., SW Oreg., a port of entry on Coos Bay; founded 1854 as Marshfield, inc. 1874, renamed 1944. ?

They are among 57 properties being auctioned by Portland-based Realty Marketing/Northwest, which has just released its catalog of properties in Oregon, Washington and Northern California Northern California, sometimes referred to as NorCal, is the northern portion of the U.S. state of California. The region contains the San Francisco Bay Area, the state capital, Sacramento; as well as the substantial natural beauty of the redwood forests, the northern  that will be sold in mid-November.

John Rosenthal, president of the 20-year-old firm, says "75 percent of these properties have never been on the market," while the reserve prices of others - the minimum amount that must be offered for a valid sale - `are being offered with significant price reductions of over 50 percent of the last asking prices."

The price reductions have attracted significant interest in the properties that were on the market previously but didn't sell, he said.

The property is being listed for auction as a result of an irreconcilable dispute between the property's two owners, Realty Marketing/Northwest vice president Sharon Peede said.

In Lane County, the McKenzie River Valley property is being offered for the first time, Realty Marketing/Northwest says, and the reserve price has been set at $195,000.

The river frontage is located on the northeast section of the property, across from Dearborn Island. Portions of the property could be subject to seasonal flooding because of proximity to the McKenzie River. It has no developed or legal access.

, where prices have peaked and are now settling, Rosenthal said, investors are still interested in the Pacific Northwest.

The interest in rural and recreational land in particular is still strong, he said. "There's a lot of 1031 money out there that hasn't gone anyway," he said, referring to the tax-deferred exchange of an investment property for a like one.

Oregon is a desirable area to live, Rosenthal said, continuing to draw retirees, among others, and the restrictions on land use here means that there's not going to be a huge amount of new, developable land coming on the market. These two facts are not lost on investors, he said.
