For qualified facilities, ConEdison Solutions will survey buildings at no cost. The company's energy specialists will identify specific projects that may reduce electric load and qualify for incentive payments. After collecting energy bills and operational data, and conducting onsite inspections, ConEdison Solutions will develop an initial analysis that projects the cost-effectiveness of the proposed projects. In the next phase, ConEdison Solutions' energy experts will conduct a more detailed technical planning and financial analysis to make an accurate assessment of costs, potential savings, and total incentives.

The process requires only a minimal time commitment on the part of building management. If building management elects to proceed with the qualifying project, there is no cost for this detailed analysis.

One district targeted for these incentives is on Manhattan's West Side, in the area situated west of Broadway between 31st and 58th Streets, adjoined by additional territory between 40th Street and 52nd Street extending eastward to Fifth and Sixth Avenue.

The first major site to benefit from the DSM program was the New York Marriott Marquis New York Marriott Marquis Times Square at 1531-1549 Broadway opened in 1985 and was designed by architect John Portman. It is located in the heart of Times Square at Broadway and 45th Street. , the well-known hotel in Times Square.

The hotel received substantial incentives from ConEdison Solutions for the implementation of an intensive energy-reduction strategy that reduced demand during critical summer "peak load" periods.

Working closely with ConEdison Solutions, the Marriott Marquis instituted a lighting upgrade that reduced energy consumption by approximately 790,000 kilowatt-hours per year, saving approximately $130,000 annually, depending on electricity prices.
