Potential buyers camp out overnight to snap up new Brooklyn loft condos.

On a recent September evening, a funny thing happened prior to the Grand Opening of sales for a special group of residences at The Toy Factory Lofts, a 56-unit loft condominium in Downtown Brooklyn. Reminiscent of an earlier Manhattan era, crowds of people began lining up hours before the event was scheduled to start.

And, minutes after the doors opened, checks had been written and the first 15 apartments being offered were sold.

The following day, The Developers Group, the exclusive marketing agent for the unit, was shocked to find an even larger crowd beginning to gather around the building nearly a full 24 hours before the next group of Toy Factory condominiums were to be offered.

These prospective buyers planned to spend the night on the sidewalk, waiting for as long as it took for the opportunity to grab one of the reasonably priced apartments, which happen to offer great open space, high ceilings and breathtaking views.

Eager to turn an unexpected and potentially chaotic situation into a positive, David Behin, Executive Vice President of The Developers Group, opened the building lobby for sleeping. And after a night of bonding and Boggle playing, Mr. Behin treated the soon-to-be neighbors to breakfast before making their purchases.

Within three days, all 27 of the Toy Factory lofts offered during this time frame, were sold out at prices ranging from $265 to $525K.

Just a few blocks away, on Kent Street in Clinton Hill, another condominium being sold and marketed by The Developers Group, The Kent, was also being swamped with buyers, according to executive vice president Highlyann Krasnow. "In just one day," she noted, "we sold 17 units." The Kent, once an underwear factory at 970 Kent Avenue, has been transformed into a full service building with 103 lofts, with 12-foot ceilings, a fitness center with a running track, landscaped gardens and a doorman.

The development is currently over 75% sold with available units asking from $380, 000 to $650,000.

According to Ms. Krasnow, Brooklyn, in recent decades, was not particularly known for its sumptuous and trendy lofts, but a creative renaissance is now helping to convert old properties into destination housing at prices well below Manhattan levels.
