Polygram Holding commits to long-term at Worldwide Plaza.

PolyGram will occupy a total of 10 floors, encompassing 300,250 square feet, at the building situated at 49th Street and Eighth Avenue. The terms of PolyGram's existing lease have been re-negotiated and extended for an additional 15 years. The Edward S. Gordon Company represented PolyGram Holding, Inc. in the negotiations with the building's owner, New York New York, state, United States

 Executive Managing Director who led the team that represented the tenant. "The new agreement provides PolyGram with the flexibility to meet its current and future real estate needs, and at the same time, significantly lowers the company's cost of occupancy."

When its initial lease was signed at Worldwide Plaza in 1988, PolyGram occupied four full floors, totaling 118,000 square feet. Since that time, PolyGram has leased an additional six floors in the building, and with the new agreement, has options to expand further over the term of the lease. At 300,250 square feet, PolyGram currently occupies about one-fifth of the 1.5 million square-foot office tower.

Bruce Weinberg, an ESG Associate Managing Director who also served on the PolyGram team, said the company elected to remain at Worldwide Plaza following a thorough review of marketplace alternatives. "We determined that no other Midtown office building could afford PolyGram the same combination of seamless occupancy, growth opportunities, technical infrastructure and long-term operational flexibility," Weinberg said.

New York Communications Center Associates was represented by John Kukral and David Blitzer of Blackstone Real Estate Advisors LP, and Tom Javits, senior vice president of Zeckendorf Realty L.P. The ESG team of Levinson and Weinberg was assisted by Peter Turchin Peter Turchin is a specialist in population dynamics and mathematical modeling of historical dynamics ("cliodynamics").

He was born in Moscow in 1958.
