Petal power brings LI biggest lease this year.


The Treeline Companies announced that 1-800-Flowers.com, one of the nation's most recognized brands in gift retailing, will relocate re·lo·cate

 and expand its operations from its former headquarters in Westbury, NY, to 90,000 square feet of Class A office space at 1 Old Country Road in Carle Place, NY.

The 12.5-year lease transaction is one of Long Island's largest in 2005 and it is expected to result in the creation of 100 permanent jobs. 1-800-Flowers will relocate this fall from 1600 Stewart Avenue, Westbury.

Rents at 1 Old Country Road average $26 per square foot.

Kraig Silver, Senior Vice President of The Treeline Companies, represented the building owner and played the key role in attracting 1-800-Flowers to 1 Old Country Road. Robert Rosenbluth of Real Estate Strategies, Ltd. represented 1-800-Flowers in the lease deal, which includes two 5-year extensions.

Mr. Silver said, "Winning 1-800-Flowers was a milestone transaction. We recently invested $8 million in a comprehensive building improvement program, and we knew that would be a 'plus' for us. Then we literally found office space where none existed before. This is a terrific deal for us and it will designate des·ig·nate
