 recently signed its second world-class tenant, Pepsi Bottling Group, LLC, to a 135,398 s/f, build-to-suit lease at its Saw Mill Park development in Kearny.

Russo broke ground in January 2007 and expects to open the facility by the end of the year. The project was designed by Russo

Development's in-house architect/ design department while complying with Pepsi's guideline specifications. Russo Development will also fully develop the facility with its in-house construction management team.

Russo Development and Kearny are attracting high quality tenants that will benefit from the outstanding amenities of Kearny, while also adding jobs and economic growth to the State."

In this build-to-suit lease, Michael J. Pembroke, senior vice president of leasing and marketing, represented Russo Development in-house, and Alan Peterson, principal of Choyce-Peterson, represented Pepsi Bottling Group. Jamie Weiss of J. Weiss Realty was also involved in this transaction.

Saw Mill Park is located in the Belleville Turnpike Redevelopment Area and an Urban Enterprise Zone urban enterprise zone: see enterprise zone. . Few programs have proven more successful than the NJ Commerce & Economic Growth Commission's nationally acclaimed Urban Enterprise Zone (UEZ UEZ Urban Enterprise Zone (Jersey City Economic Development Corporation) ) Program.

Russo's Saw Mill Park project is Kearny's first major redevelopment venture in the designated area in terms of overall size and location.
