Pathology practice renews lease.

Primarily residential, it produces some household goods. Gen. , Westchester County, NY.

The lease renewal follows the company's acquisition of Dermpath Diagnostics--a provider of dermatopathology services.

Marisa Manley, president of Commercial Tenant Real Estate Representation, Ltd., a commercial brokerage firm that represents tenants solely, represented AmeriPath in the transaction. Robert Torregrossa was the in-house representative for the landlord, Baker Properties.

Financial terms of the seven-year lease renewal are not being disclosed, but the landlord had been asking $12 per square foot triple net.

Manley, whose firm helps sophisticated tenants cut occupancy costs Occupancy costs are the whole life costs of buildings and their associated land from occupancy until disposal. These costs may be incurred on a regular or irregular basis. Occupancy costs are those costs related to occupying a space including; rent, real estate taxes, personal , negotiated a number of complex issues on behalf of AmeriPath, which is upgrading its space to a state-of-the-art anatomic pathology laboratory and office facility. Among the issues involved were negotiations for reconfiguring complex infrastructure.
