When is a victory a farce?

The 10th annual celebration of the fall of Berlin Wall once more gave politicians an opportunity to wave the victory flag, swell their chests and claim victory over communism.

Re sellers paying the buyers' closing costs Closing Costs

The numerous expenses (over and above the price of the property) that buyers and sellers normally incur to complete a real estate transaction. Costs incurred include loan origination fee, discount points, appraisal fee, title search, title insurance, survey, taxes,

I have been a Realtor for twenty years TWENTY YEARS. The lapse of twenty years raises a presumption of certain facts, and after such a time, the party against whom the presumption has been raised, will be required to prove a negative to establish his rights.

 and this is nothing new. This normally happens when the buyer is a first-time buyer and doesn't have the down payment plus the closing costs which can, with a 3 percent down-payment program, exceed the down payment. Yes, when the seller is asked to pay the buyer's closing costs that amount is tacked onto the purchase price of the property. In fairness to the seller, the commission should then be calculated on the net effective price, i.e., total purchase price minus the tacked-on closing costs.

The seller sells his house quicker than by waiting for an offer without the tacked-on closing costs. So if it costs the seller a few dollars to sell a vacant house that is not generating any income, how does the seller lose? Now the benefits to the buyer. How long would it take a young couple to save $4,000 after taxes, federal, state and Social Security, so they could pay the closing costs? By the time they saved that much money the price of the home has increased more than that amount.

Preventable tragedy

I am a parent of two university students, and I shudder whenever a tragic story emerges from some college campus or college-related activity such as the Texas A&M bonfire tragedy.

It seems to be a terrible waste of valuable resources to cut down hundreds of mature trees just for a bonfire every year. Texas does not have much forest left, so where do these trees come from?

How do local building agencies allow a 40-foot unsupported structure to be erected in the first place? Here in Los Angeles, such a structure would not be allowed under current Building and Safety Department regulations.

My deepest sympathies to the families and friends of the victims of this terrible and preventable incident.
