PROPERTY VALUES VAULTING ASSESSOR LINKS 7% INCREASE TO POPULARITY OF SANTA CLARITA VALLEY.

SANTA CLARITA Santa Clarita, city (1990 pop. 110,642), Los Angeles co., S Calif., suburb 30 mi (48 km) NW of downtown Los Angeles, on the Santa Clara River; inc. 1987. Situated in the Santa Clara valley and nearby canyons, Santa Clarita includes the former towns of Canyon Country,  - Property values in the Santa Clarita Valley The Santa Clarita Valley is the valley of the Santa Clara River in Southern California. It stretches through Los Angeles County and Ventura County. Its main population center is the city of Santa Clarita. The valley was part of the 48,612-acre (19,672.  increased by more than 7 percent during the past year, the Los Angeles Los Angeles (lôs ăn`jələs, lŏs, ăn`jəlēz'), city (1990 pop. 3,485,398), seat of Los Angeles co., S Calif.; inc. 1850.  County Assessor's Office announced Tuesday.

The assessed valuation on residential and commercial property rose to $11.4 billion - up more than $800 million from 2000.

``Santa Clarita is becoming a very popular place to live,'' said Los Angeles County Assessor Los Angeles County Assessor is the office which deals with the tax-side to property in the county. . ``It shows there is newer development, and an increase in property tax revenue for the city of Santa Clarita.''

A large factor in the increase resulted from properties that sold or transferred ownership, causing a reassessment of property tax cutting measures, the Assessor's Office said. This added $16.9 billion to the number of properties assessed, with the average assessment amount added by each transfer increasing from $80,000 to $97,000.

 and new homes being built, Auerbach said. In the valley, there are 44,061 single-family homes, 440 rental properties and 3,626 commercial or industrial parcels. About 6 percent of property tax generated in the city goes into Santa Clarita's general fund.

``Most of the residential development going on in the county right now is going on in the Santa Clarita Valley,'' Auerbach said.

Some residents will see an increase in their property tax, which is capped at 2 percent, and the city has already attributed the money in next year's budget.

While residential property continues to rise, the Assessor's Office is seeing a slowing in the commercial sector.

Nancy Troxell, president of the Santa Clarita Valley Southland Regional Association of Realtors, said the housing market is booming because it's an attractive and affordable community.

``It's still an impressionable community and you get a lot for your money,'' she said.
