Ownership is key to success in third party leasing.

Scores of real estate companies provide third-party leasing and management, an arrangement in which property owners hire a firm to manage their properties and provide exclusive leasing services.

At Adams Adams, town (1990 pop. 9,445), Berkshire co., NW Mass., in the Berkshires, on the Hoosic River; inc. 1778. Its manufactures include chemicals, textiles, and paper products. The Berkshire region attracts tourists year-round.  & Co., however, we believe that we have a unique perspective and advantage with respect to third-party leasing and management, because we are commercial property owners ourselves.

Having owned, managed and leased no less than 27 buildings since the 1920s, we have gained pointed and specific knowledge of every aspect of property management and ownership. After so many years in all aspects of the real estate business, we've we've

Furthermore, we believe we have a unique ability to view potential issues from the owner's perspective, as we are landlords ourselves.

I think that selecting a firm to provide third-party management and leasing services is not unlike choosing a caretaker to watch over your child.

Would you be more comfortable entrusting your child to someone with his or her own children or to someone who's who's

The advantages of hiring a third-party firm with ownership experience are abundant. Perhaps most importantly Adv. 1. most importantly - above and beyond all other consideration; "above all, you must be independent"

Having Adams & Co. properties on the market helps to give us an "in" into the potential tenant market.

As an owner, we have also created databases and information systems for our own buildings that we're able to apply to our third-party properties.

We have been providing third-party leasing and management services for years at properties such as 119, 275 and 312 Fifth Ave AVE Avenue

However, requests for these services have picked up recently, something that Jeff Buslik, associate director at Adams & Co. Real Estate, attributes to the track record we've established.

"I think owners have seen the success we've had at our buildings," said Buslik. "It's inspired their confidence in our abilities and they've come knocking on our door."

Additionally, I think landlords are coming to realize that all management companies and brokerages are not created equal.

As the market gets tighter, landlords are increasingly seeing the value of a third-party services firm that can has the unique perspective afforded by personal ownership experience.
