Not so for Greg Christy, who moved to the Lincoln School Apartments from Southern California Southern California, also colloquially known as SoCal, is the southern portion of the U.S. state of California. Centered on the cities of Los Angeles and San Diego, Southern California is home to nearly 24 million people and is the nation's second most populated region, less than a year ago and had planned to stay several more. "I chose this because it was such a neat building with so much character," Christy said. However, he probably won't purchase one of the condominium units, he said. This is the first condo conversion Generally stated, a condo conversion is a process of entitling an income property or other lands currently held under one title to convert from sole ownership of the entire property (which often already is a multi unit property) into individual for sale units. in Eugene in about 10 years, said Linda Dawson, the city of Eugene's grants manager, who also monitors manufactured housing Manufactured housing (also known as prefab housing) is a type of housing unit that is largely assembled in factories and then transported to sites of use. She and local real estate agents said that interest in condominiums appears to be picking up. "I've done a couple of manufactured home park conversions in the last couple of years, but I believe this is the first condo conversion since the Highlands on Willamette Street in the mid-1990s," Dawson said. She will be working with the Lincoln School Apartments conversion to make sure that tenants' rights are protected, Dawson said. That includes providing counseling to help displaced tenants find comparable housing. Cities also can require payment of moving costs, as well as assistance with packing and unpacking for renters in "special categories," such as low-income and elderly disabled, she said. Tom Connor Jr., the spokesman for the Lincoln project, said Wednesday that the Lincoln School conversion "is still in the planning phase In amphibious operations, the phase normally denoted by the period extending from the issuance of the order initiating the amphibious operation up to the embarkation phase. The pair recently scrapped those plans after they were unable to acquire some neighboring parcels that they said they needed. "We were going to do this project anyway - it's a unique property," Connor Jr. said of the Lincoln School project. The Connor and Woolley team already have done a handful of conversions of apartments or warehouses to condominiums in the Portland area, including 69 condos on Northwest 23rd Street and 334 units in two warehouses in the upscale Pearl District. Condominiums have become the latest hot properties
Roberts, one of a three-member team marketing the 46-unit Tate Condominiums in downtown Eugene, named for longtime Eugene Realtor Jean Tate, said she's been amazed at the demand for the upscale condos. "We have only 11 units left to sell, all with two bedrooms and two baths," Roberts said. "We started pre-selling the units in 2004, before construction started, and we can't believe how fast they've sold." The least expensive units, with less than 1,000 square feet, sold for about $250,000, with the "penthouse" going for nearly $700,000, not including upgrades chosen by the purchaser, Roberts said. The still-unsold units average about 1,325 square feet and are priced at an average of about $431,000. Roberts, who has sold real estate in the Eugene area for about five years, said 2004 "was the first time I saw a high demand for condos. Now, we get calls for them all the time. They're all going fast." Sizes and prices vary greatly, but it doesn't seem to matter, she said. "There's one on the market right now for $159,000 - it's a shoebox shoe·box n. 1.
