Nuclear family values.

The nuclear family is making a return to the city.

"After a brief sojourn in the country probably prompted by 9/11, they are coming back," said Brown Harris Stevens broker Paula DelNunzio, an Upper East Side townhouse town·house or town house

specialist. "But they still want independent living in a single-family dwelling dwelling

. They want their own tittle family castle."

Hence, the incredible rise in the demand for townhouses.

There are slightly more than 2,500 townhouses in the prime segments of the New York Metropolitan area New York–Northern New Jersey–Long Island is the most populous metropolitan area in the United States and the third most populous in the world, after Tokyo and Mexico City. . From Brooklyn Heights and Park Slope to Central Park and Fifth Avenue, these independent dwellings range in price from nearly $2 million to $30 million or more and are typically no less than 3,000 SF.

Location is the single most critical factor in price, says DelNunzio. The East Side, the West Side, the Lower Fifth Avenue area of Greenwich Village Greenwich Village (grĕn`ĭch), residential district of lower Manhattan, New York City, extending S from 14th St. to Houston St. and W from Washington Square to the Hudson River.  (known as the Gold Coast), Chelsea and SoHo offer some of the largest, most elegant and highest priced townhouses.

On the East Side, those located closest to Central Park and Fifth Avenue are considered prime real estate. Those located along Riverside Drive A number of cities around the world have a Riverside Drive.

  • Riverside Drive (Asotin County, Washington)
  • Riverside Drive (Austin, Texas)
  • Riverside Drive (Bandon, Oregon)
offer water views and can also be priced at a premium. Inventory in Harlem is rising in price because the architecture is classic and the construction is excellent.

And, townhouses in Greenwich Village, Chelsea and SoHo are also in high demand, as they are considered unique and special. "Greenwich Village is a romantic destination in a high-demand geographic area," said broker Anne Collins, who specializes in the Downtown area.

"The neighborhoods [here] have such an old New York New York, state, United States

In addition to location, width, facade facade (fəsäd`), exterior face or wall of a building. But the priority factor in making the decision to reside in a townhouse is simple: the buyer wants total control over the space and complete anonymity and privacy in their home.

Wolf Jakubowski of Brown Harris Stevens describes the buyers as entrepreneurial en·tre·pre·neur

and independent people seeking larger common spaces, separate floors for children, garages, yards and more.

The buyers are typically value conscience and desire flexibility, he says, because townhouses sell for less per square foot than apartments.

The brokers all agree that the interest in townhouses has picked up because the focus is on the family. It seems that the nuclear family wants a home that is all their own and the townhouse is the lowest cost for the largest amount of square feet.
