The first condominium conversion of its kind in Downtown Brooklyn, The Toy Factory Lofts is being marketed by The Developers Group, a full-service real estate consulting, marketing and brokerage firm.

The group will begin selling the units in summer 2004, which are expected to start in the low $200,000's. "It's all about value," points out Mr. Hershco. "The Toy Factory Lofts features amenities that are truly luxurious, but with a price tag that is affordable. Thanks to the architects' vision, nothing is cookie-cutter. Even the design of the individual units is flexible enough for owners to build walls to separate rooms or keep the open floor plans."

Designed by award-winning Scarano & Associates Architects, the interior space of The Toy Factory Lofts has been maximized through the creation of zigzag common hallways that culminate in separate, private entrances.

Each loft has individually controlled heating and air-conditioning systems and most of the other mechanical systems are discretely placed in the front foyer of the units, minimizing space or visual obstructions.

Moreover, the units include such high-end features as top-of-the-line GE appliances, bathrooms with jet tubs and above-counter bathroom sinks on granite counter-tops, laundry rooms with washer/dryer hook-ups, walk-in closets, additional above-door storage space, hardwood floors, modern light fixtures and high-speed Internet See broadband.  and cable access.

The 64,000-square-foot property was constructed in the 1920's and has eight stories.
