Niels Torp: Tjuvholmen masterplan, Oslo, Norway.

The Tjuvholmen development will create a new city district in Oslo. On the west side of Pipervika, the inner harbour of the Oslo fjord fjord or fiord (fyôrd), steep-sided inlet of the sea characteristic of glaciated regions. Fjords probably resulted from the scouring by glaciers of valleys formed by any of several processes, including faulting and erosion by  just ten minutes walk from the city centre, Tjuvholmen is the natural extension of Aker Brygge Aker Brygge is an area in the borough of Frogner in Oslo, Norway. It is west of Pipervika, an arm of the Oslo Fjord, on the former ship yard of Akers Mekaniske Verksted, which was shut down in 1982.  (AR August 1990), Niels Torp's memorable template for humane mixed-use development Mixed-use development refers to the practice of allowing more than one type of use in a building or set of buildings. In planning zone terms, this can mean some combination of residential, commercial, industrial, office, institutional, or other land uses. . Taking advantage of the setting, the development is to be built on land reclaimed either side of the docks and piers of the former container port. New canals flow through the composition, breaking up the site and defining development plots that look back across the fjord to the city and the historic Akershus fortress Akershus Fortress (Akershus Festning) is the old castle built to protect Oslo, the capital of Norway. History
The first work on the castle started around the late 1290s, by King Håkon V, replacing Tønsberg as one of the two most important Norwegian castles
.

Akerodden, the first island of Tjuvholmen, has an area of 2.1 hectares, supporting 83 000sqm of development: a hotel, apartments, shops, restaurants, cafes and offices. The site is split by two diagonal vistas that divide it into four segments, with a building occupying each corner of the island. A five-star hotel is proposed for the south-west corner, while a mixed-use development known as F3 occupies the south-east corner. Two mixed-use developments are proposed for the northern part of the site facing Aker Brygge. Tjuvholmen will have a classic urban composition, with shops and restaurants at ground level, offices on the middle floors, and private residential accommodation above. Facades are a mix of local timber, glass and metal cladding. This lightweight appearance mediates between Aker Brygge's heavier masonry and the shimmering shim·mer
