Wallitsch Heading New South Bay Office of Developer

FRED Wallitsch is a true believer that location is everything in real estate.

That's why the new principal of the L.A. office of Snyder Langston pushed to locate the construction and development firm's latest facility in its showcase Raleigh Manhattan Beach Film Studios complex. Wallitsch is convinced the move will help the expanding Irvine-based company to gain a strong foothold in the booming South Bay real estate market.

"It's a growth market, and (the studios complex) is a good place for us to get in on the ground level," said Wallitsch, who will head the new office.

He chalks up the increased South Bay activity to businesses migrating south along the San Diego (405) Freeway to escape the skyrocketing cost of Westside properties.

Wallitsch wants to capitalize on that migration by focusing on corporate clients like Infonet, which has decided to build its headquarters in the South Bay. The influx of other tech firms to places like El Segundo has created an additional need for retail development to service the growing number of office workers, said Wallitsch, who was previously a project director for Snyder Langston.

Snyder Langston concentrates on pre-construction projects, providing consulting services on architecture, financing and structural engineering, in addition to general contracting work. Its current projects include the LNR LNR Local Nature Reserve (United Kingdom)
LNR Last Number Redial
LNR London News Radio
LNR Left/Node/Right (in order binary tree traversal in computer programming)
LNR Local Negotiated Rate
Warner Center office project in Woodland Hills, the Queensway Bay entertainment complex in Long Beach, and the El Segundo Media Campus.

Wallitsch believes his firm's Los Angeles office, which opened in May, will fare better than previous satellite offices in San Diego and Ventura, which closed during the recession.

The firm's location off the 405 freeway will provide a relatively direct commute for Snyder Langston workers shuttling between the South Bay and Irvine offices.
