Newmark sees no summer slowdown in Westchester and Connecticut.

Although summer is traditionally a slow period in commercial real estate, that's not true this year at Newmark & Company Real Estate Inc.'s Connecticut/Westchester of-rice. Recently awarded four major assignments - three exclusive sales and one agency - Newmark has embarked on a major national and international marketing campaign targeting a wide range of potential investors and tenants.

Newmark was named exclusive sales agent for 200 Greenwich Avenue, a three-story, 45,000 square-foot Class A trophy retail/office building owned by Japan Leasing USA, Inc. Jolm D. Goodkind, executive managing director of Newmark's Connecticut/Westchester office, and Stephen M. Banker, will work together with Newmark's New York City-based brokers, James D. Kuhn and David Noonan, who have close ties with the institutional investment community.

Since a major financial institution is currently negotiating to lease approximately 17,000 square feet, which would bring the office component of the property to 100 percent occupancy, Goodkind expects a sale could be finalized as early as the end of this month. The retail space, occupied by existing tenants The Limited and Walden Books, among others, is on track to reaching full occupancy shortly.

The second high profile assignment is the exclusive sales agency for 239 Greenwich Avenue, a historic 45,000 square-foot residential/retail property known as the D.W. Rogers Building. Owned by Green Elm Ltd., the four-story building is listed for sale at an asking price of approximately $10 million and consists of 21 apartments plus the ground floor retail component, currently occupied by D.W. Rogers Department Store.

According to Banker, "With retail rents soaring on Greenwich Avenue to $60 and $75 triple net per square foot, with home prices in the area averaging just under $1 million, and with office space leasing at $40-$45 per square foot, Greenwich is considered one of the hottest all around real estate markets in North America."

The third sales assignment, to sell Saxon Woods Corporate Park in Harrison, NY, was awarded to Newmark by its owner, Mendik Real Estate Limited Partnership, following Newmark's successful leasing campaign at the property, which resulted in 100 percent occupancy. Situated at Exit 23 of the Hutchinson River Parkway and just one mile from Exit 18 of I-95, the 235,000 square-foot Class A property has an impressive tenant roster which includes: Allstate Insurance Company, McGraw Hill, ICON Capital and Gloeckner Corporation.

The complex consists of two 117,000 square-foot buildings and is within 10 to 15 minutes of both Westchester County Airport and Stamford, CT. The complex's outstanding amenities include on-site cafeterias, state-of-the-art HVAC, elevators, and 25,000 square-foot floorplates which accommodate a wide range of users.

Finally, Newmark was selected as exclusive leasing agent for Harrison Executive Park in Purchase, NY, a 160,000 square-foot three-building facility owned by the RREEF Funds of California and located adjacent to 1-287, within walking distance of the Rye Town Hilton Conference Center. Built in the early 70's to an exceptionally high standard, only 30,000 square feet of space remains vacant.
