New condos to be auctioned in Park Slope

Thirty-six new duplex and simplex residences at 100 Sterling Place, a four-story, distinctive newconstruction condominium building located in the heart of the Park Slope Historic District, will be introduced by auction on Sept. 15.

The homes -- one, two, and three-bedroom layouts from 627 to 1,452 square feet of living space -- will be offered at minimum bids ranging from $52,500 to $136,250, according to USAuction, Inc., the Stamford, Connecticut-based firm which is conducting the auction marketing program.

"This is an exceptional opportunity to acquire quality homes at a fraction of what they would be priced in a conventional sales program," reported Donald C. Hannah, president and CEO of USAuction.

Subway connections to Downtown Brooklyn and Manhattan are conveniently located within a few blocks, at Grand Army Plaza or at Seventh Avenue and Flatbush. Also situated nearby is a variety of shopping, dining and cultural facilities.

Twenty-six different floor plans have been created by Manhattan architect Victor Caliandro. More than half of the homes are spacious duplexes, with living space in the style of a townhouse.

A varied mix of terraces, balconies and roof gardens bring unusually lush greenery to this urban building. The first-floor duplexes all have private gardens, while skylighted penthouses have roof terraces. In addition, a large common garden is available to all residents.

Amenities include woodburning fireplaces in many homes, luxurious marble baths, and top-of-the-line kitchens complete with GE appliances.

Furnished models are available for inspection every day prior to the September 15th auction, from 11 a.m. to 7 p.m., Thursdays until 9 p.m.

The auction itself will begin at 1 p.m. at the Grand Prospect Hall, 263 Prospect Avenue, Brooklyn, briefings at noon will precede the actual bidding. Registration begins at 11 a.m. For further information, call the Auction Hot Line at (718) 638-3500 from 8 a.m. to 6 p.m., seven days a week.
