New brokerage alliance maximizes opportunities.

Last year, when discussions began between Frederick J. Rudd, president of Eichner Rudd Management Associates, an established residential and commercial management company, and Alan M. Simon, one of the city's leading retail and investment brokers, the plan for creating a full-service brokerage organization to meet the needs of a changing real estate market was just a vision.

Today, almost 12 months later, Rudd and Simon have joined forces to create a professional team comprised of several entities that has yielded a "one-stop shopping" operation for almost all areas of real estate services.

"I think that there is an opportunity for a company like ours today," says Simon. "We're not trying to build another 200-broker company. We are trying to assemble a small group of well-connected people in key areas to take advantage of various opportunities."

"Both Alan and I independently have been on different but parallel paths," adds Rudd. "I want to have the opportunity to do commercial development, as well as management, as well as leasing. I like the idea of having my foot in several doors at the same time. Alan also likes doing a lot of different things, including retail brokerage, administration and investment sales. With his experience add my experience it seemed as if there was enough of an overlap that it was a natural match. We both have strengths in various areas."

"And having these various areas of expertise," continues Simon, "we feel we are doing well for the future, because one of these things may be doing particularly well today, but next week or next month or next year, that may change. For example, apartment rentals are the strongest part of the real estate market today, but we are gearing not only for that but also for co-op and condo sales as well, which are also doing well and we think will continue to improve."

Alan M. Simon has long been regarded as one the city's best brokers. His retail leasing deals include those with Chase Manhattan Bank, Filene's Basement, Talbot's, Zabar's, and Barnes and Noble. Formerly, Simon ran his own brokerage company and he has also been associated with Jean Marc Levet and Partners, LBK Associates and several other brokerage firms.

Simon is also active with several professional organizations, including The Real Estate Board of New York, where he currently serves as chair of the Admissions Committee and is a present member and past chairman of the Sales/Brokers Committee. He is also a past president of the National Realty Club and the Real Estate Industry Lodge of B'nai B'rith.

Descending from a family of builders and developers of assorted high-rise properties, Simon first worked for his father and uncles and then later became active in his own right as a broker. A graduate of Yale University, Simon served as a faculty member of the Real Estate Institute of New York University.

Simon Rudd Associates, Inc. opened its doors this past Spring. Today it includes 17 brokers, who along with Alan Simon offer brokerage services in the investment, leasing and residential markets. "We are growing our base of brokers," explains Simon, "by adding the best professionals. Several recent additions to the team include Peggy Carnegie, one of the best-known brokers in New York, and Nat Plotkin, who is working to build our residential sales group."

"Like any growing organization, we continue to seek brokers," says Simon. "What's happening now is that brokers are beginning to call us. We have access to deals from all sources, local, national and international. Knowledge of that access is beginning to spread throughout the industry. In a short period of time we have assembled a truly top New York brokerage team," adds Simon.

The Rudd name has long been associated with New York Real Estate. Philip Rudd, Fred's father, is well-known as one of New York's leading developers. Fred began his formal career in real estate in 1978 at Time Equities as an assistant building manager, where he learned the real estate business from the basement to the roof. In the early 1980s, he managed the conversion and renovation of Clinton Hill Apartments, the 14-building, 1,225-unit complex that was the second largest cooperative conversion in New York State. From that base, Fred and his wife Jean, the firm's rent administrator, grew the firm into an active residential and commercial management and brokerage firm.

"Working alongside Fred has been a challenging experience. From an entrepreneurial perspective, Fred understands the real estate marketplace and he knows where he wants the firm to go; it has been an administrative challenge to channel our energies so that his vision can be realized," Jean says.

Comprehensive Financial Services 

Simon Rudd Associates continues to add professionals who will provide a broader scope of services to its clients. This past Fall, the firm added a new division, The Mortgage Finance Group, created to provide comprehensive financial services. Barry Bloom and Melvin B. Bisgyer form the new division.

Bloom, with 23 years of experience in the real estate, commercial lending and liquidation field, is a former United State assistant district attorney and an associate of the law firm of Rosenman Colin Kaye Peytschek & Freund. Bisgyer is one of the industry's leading mortgage brokers, who has taught the basic mortgage finance course at the Real Estate Institute at New York University for the past 25 years. His recent projects include an underlying cooperative loan on Duane Street and a loan on East 85th Street for a major retail tenant.

The Mortgage Finance Group offers services in institutional mortgage loans for both residential and commercial properties; short term bridge loans to real estate professionals or businesses; opportunities to purchase or finance the purchase of non-performing loan from banks and other sellers; SBA loans of up to $750,000 secured by real estate collateral to a wide variety of businesses; and short-term loans of up to $1 million to cooperative and condominium buildings secured by second mortgages.

A Realistic Plan for Growth

Simon Rudd Associates, Inc. and a management affiliate, Eichner Rudd Management Associates, Ltd. operate from an 8,000 square-foot full floor office located at 545 Madison Avenue. The firm employs a total staff of U. six property managers, including Arthur Eichner and Fred Rudd, 15 support professionals; and Alan Simon and his group of 17 brokers add to the mix of professionals. A new, state-of-the-art IBM Risc computer system supports the work of the firm.

The firm continues to add professionals who provide ancillary services for properties. David Silver is the firm's J51 and MCI filing expert, complementing the firm's ability to respond to almost all of the real estate needs of its clients.
