New Spectrum, C&W win Retail Deals of the Year.


New Spectrum Realty Services and Cushman & Wakefield brokers took top honors for the Real Estate Board of New York's Stores Committee Retail Deals of the Year last Thursday night.

Last year, Jeffrey D. Roseman and a group of other New Spectrum brokers swept both top prizes for their deals with Harlem USA.

This year, Roseman and Stu Morden have scored the Most Creative Deal of the Year prize by bringing the organic Whole Foods Market to its first New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 store.

The site for Whole Foods didn't turn out to be the initially expected Bridgemarket, but in Chelsea, in an emerging neighborhood in the Chelsea Mercantile condominium condominium

. Under New Spectrum's guidance, Whole Foods took a 40,000 square foot store on one level, plus cut a separate parking deal at the former Veteran's Administration Building in Chelsea.

The brokers identified the structure as a possible site for the Texas-based retailer when it was initially being sold by the government. They worried the winner would come in with its own partner retailer, but Rockrose didn't. The New Spectrum brokers then worked to convince the reluctant retailer and wary ownership they were right for each other.

Marc Katz of H&R Retail acted as a consultant to Whole Foods. Coincidently, Patricia Dunphy, the vice president of Rockrose who represented ownership, is an ardent Whole Foods foodie. But while Rockrose's leaders, the Elgahnayan brothers, wanted a food use for the new residents, they weren't sure about the upscale organic retailer or its concept until they were brought to one of its new stores.

Cushman & Wakefield's Bruce Mosler and Susan Kurland took the top honor for the Most Significant Retail Deal of the Year Award, which is awarded to a deal that most affects the Manhattan market. The two brokers represented H&M (Hennes & Mauritz), a quirky quirk

They eventually convinced the reluctant Steve Roth to see the retailer in action oversees and then sign H&M at Vornado's prestigious 640 Fifth Avenue building next to Rockefeller Center Rockefeller Center, complex of buildings in central Manhattan, New York City, between 48th and 51st streets and Fifth Ave. and the Ave. of the Americas (Sixth Ave.). The project was sponsored by John D. Rockefeller, Jr. .

Of course, there were several twists including a companion lease at Vomado's eventual development on the former Alexander's site, and a warehouse lease.

H&M has quickly established itself as an inexpensive, destination store for the trendiest New Yorkers who say they stop in several times a day for the quickly revolving, colorful merchandise.

Picking the winners were difficult and spurred lively conversations amongst judges Mark Finkelstein Mark Finkelstein is an American Dance music producer and mogul, noteworthy for co-founding the legendary New York based house record label, Strictly Rhythm.  of Retail Strategies, Forest City's Sandeep Mathrani, and this reporter, over the merits of each of the deals and their complex pieces.

Other submissions were Robert K. Futerman' s work to bring Bed Bath & Beyond, represented by Gary .Trock, to Milstein's vacant lot, thus allowing him to sell a financeable deal. Brodsky/Lehrer is now developing BridgeTower Place with the lease in place; Studley's Mark S. Weiss, Robert Eisenberg and Kurt Handschumacher's work on moving Steuben glass from its valuable, long-term Fifth Avenue lease to a new store and Museum on Madison Avenue Madison Avenue, celebrated street of Manhattan, borough of New York City. It runs from Madison Square (23d St.) to the Madison Bridge over the Harlem River (138th St.).
