CANOGA PARK -- Shoppers who hold out for $2 flip-flops but splurge on a pair of $350 stilettos are shaping the future of retail.

Malls such as the Westfield Topanga Westfield Topanga, formerly known as the Westfield Shoppingtown Topanga and more commonly known to locals as the Topanga Mall or Topanga Plaza, is a two-story shopping mall consisting of 230 tenants spread across three sections.  at Victory and Topanga Canyon boulevards -- which opens a new wing today after a $500 million renovation, partly shouldered by individual retailers -- serve the budget-conscious and the budget-free with a mix of low- and high-end stores.

``The channels have blurred so much that everybody shops everywhere,'' said retail analyst Stephanie Hoff with the Edward Jones Edward, Eddie, or Ed Jones is the name of:

 and Nordstrom at Topanga are discount stores such as Target and Sears. When Neiman Marcus opens at Topanga in 2008, it will be the first time the retailer is housed under the same roof as Target.

The pairing of luxury and convenience is just what shoppers want, said Westfield spokeswoman Brandi Friel.

``Target and Neiman Marcus represent both ends of that spectrum to us,'' Friel said. ``Target is your premier discount chain, as well as Neiman Marcus is one of your premier anchor tenants.''

Target items mix well with those from other stores, including Neiman Marcus, said Target spokeswoman Paula Thornton-Greear.

``They complement each other very well,'' she said. ``It's helping them define their individual style.''
