Counties are responsible for all elections, property-tax collection, maintenance of public records such as deeds, and local-level courts within their borders, as well as providing law enforcement (through the county and Southern California Southern California, also colloquially known as SoCal, is the southern portion of the U.S. state of California. Centered on the cities of Los Angeles and San Diego, Southern California is home to nearly 24 million people and is the nation's second most populated region, ,'' said Nima Nattagh, a market analyst with TRW REDI. ``I think it's really a reflection of the socioeconomic profile of the county,'' he explained. ``There are, proportionally speaking, a higher number of high-income people residing in that county. There's a relationship between home values and local income levels. If the local income level is high, then the home value is higher as well.'' As of Jan. 1, 1996, the median income for a family of four in Ventura County was $59,100, officials said. That means that half of the households had a higher income and half had a lower income. With its ideal climate, open space and low crime rate, Ventura County traditionally has been one of the most expensive places to live in the state. The county did not make it to the top 10 most expensive new home markets in the nation, however, which were topped by two other California counties. The average new home cost in major metropolitan areas across the nation was $170,000, TRW REDI reported. In 1995 sales of new homes totaled $388.5 million in Ventura County, which ranked 42nd in the nation, TRW REDI reported. However, that was down from $403.4 million in 1994. The news of Ventura County being among the most expensive areas to live in across America did not surprise area Realtors. Debbie Rodgers Teasley, district manager of Coldwell Banker Town & Country, which serves Simi Valley and Moorpark, said the cost of new homes in the county is a reflection of its newfound dynamic economy. ``It's because of the demographics of the area,'' she said. ``We still have decent employment, and we've recovered from the loss of aerospace jobs. I think all those things taken into consideration, it's an excellent place to live.'' Chris McClintock, president of the Conejo Valley Association of Relators, said the high cost of living is due to the high demand for housing in the county, which offers a nice climate, clean air, good schools and low crime compared to urban Los Angeles County. However, McClintock said the high cost of living may backfire at some level. ``You reach a point where it begins to implode To link component pieces to a major assembly. It may also refer to compressing data using a particular technique. Contrast with explode. on itself,'' she explained. ``If prices are too high, a corporation can't afford to come here and bring its employees. We've seen that time after time.'' |
