NCB expands loan program to NYS.


In light of the amendment to the New York New York, state, United States

 Condominium Act, National Cooperative Bank The National Consumer Cooperative Bank (NCCB) was created and chartered by the National Consumer Cooperative Bank Act (92 Stat. 499, 12 U.S.C.A. 3001), enacted on August 20, 1978. The bank is directed by the act to encourage the development of new and existing cooperatives.  has expanded its Community Association Loan Program to encompass New York State. As a result, condos in New York can now access financing for repairs and capital improvements.

Prior to this revision to the act, a condominium was forced to delay critical rehab projects until the association had accumulated enough reserve funds. In order to pay for such repairs, many condominium associations had to impose special assessments on the individual owners. With financing as an alternative, some 500,000 New York condominium owners can avoid the financial burden of paying a special assessment which nationally has ranged up to $3,000 per unit owner in a single year. In the New York Metropolitan area New York–Northern New Jersey–Long Island is the most populous metropolitan area in the United States and the third most populous in the world, after Tokyo and Mexico City. , these assessments are significantly higher.

According to Paulette Bonanno, senior vice president with NCB's New York Team, "Financing enables associations to spread the costs of major repairs over a number of years. Loans are structured to manage increases in monthly common charges so that the impact on individual owners is minimized."

NCB's Community Association Loan Program was introduced in 1995 to provide financing for community, condominium and homeowners associations across the country. Since the program's inception, NCB (Network Control Block) A packet structure used by the NetBIOS communications protocol.  has provided $15 million in financing to 29 community associations in California, Florida, Illinois, Indiana, Maryland, Massachusetts, New Hampshire New Hampshire, one of the New England states of the NE United States. Now available in New York State, NCB is offering lines of credit and permanent loans with terms of up to ten years. Loans start at $50,000.
