 Properties bought, renovated and sold 135 West 50th, nearly doubling its money within two years. Now it is on pace to soon lease up virtually all of the building's almost 200,000 s/f of vacancy.

Murray Hill brokers Audrey Novoa and Gil Robinov have completed a 44,790 s/f lease with Mizuho Trust & Banking Co. USA for the 23-story building's entire 15th floor and part of 16. Mizuho will be relocating from nearby 666 Fifth Avenue where it would have had to pay stratospheric strat·o·spher·ic

, 666 Fifth Avenue's record breaking $1.8 billion sale in recent months has likely made its new owner, Kushner Companies, particularly eager to net premium rates.

Although Novoa wouldn't name the tenants yet because negotiations for the space are ongoing, one is interested in a roughly 75,000 s/f deal while the other is looking at 55,000 s/ f. Beyond that, only 9,500 s/f remains on the building's 16th floor.

The dramatic increase in activity is sign that tenants, even those used to the amenities and prestige of trophy buildings like 666 Fifth Avenue, are beginning to pay attention to Midtown's overlooked spaces in response to the tightening market.
