Mold liability coverage offered. (What's New on the Marketplace).

Environmental Support Solutions (ESS) and Legends Environmental Insurance Service LLC announced an extended agreement between the two companies that would make mold liability coverage available to property owners and managers of multihousing developments and commercial properties, as well as a separate policy for environmental consultants.

Because the insurance industry has paid millions in mold claims, some companies refuse to offer coverage. This is directly affecting the overall risk associated with owning or managing apartments and commercial buildings, and has lenders re-evaluating their lending risks. Property owners who can show that they are consistently using EES software to meet environmental compliance goals, and who take the organization's Indoor Air Quality training are eligible to receive the following categories of coverage:

* third-party claims for property and bodily injury

* onsite cleanup of new conditions

* business interruption coverage (actual loss of rental revenue)

Under this agreement, consultants are also eligible to receive error and omissions liability coverage for actions taken while investigating properties with potential mold problems. This includes coverage for environmental consultants, inspectors, auditors and engineers, as well as remediation specialists and home inspectors.
