Moinian welcomes Delia's to W23rd St. building.

The Moinian Group has inked a 52,220 s/f lease on the entire 10th floor and partial 9th floor at 50 W. 23rd Street for Delia's, the internationally known fashion retailer.

Daniel Gohari, vice president of leasing, made the announcement.

Newmark Knight Franks' Andrew Udis and Michael Dreizen represented the asset's owner, The Moinian Group, in the transaction. Adam Rappaport of Cushman & Wakefield negotiated on behalf of the tenant.

"As one of New York's most prominent clothing firms, Delia's sought an easily-accessible space located on a major thoroughfare for their office needs," stated Gohari. "As office space of this caliber grows harder to find, the 23rd Street corridor offers superior opportunities to firms seeking access to this dynamic neighborhood and proximity to Madison Park."

The building features a new facade, a large, modern full-time attended lobby, all new bathrooms and five new high-speed Otis elevators.

Acquired by The Moinian Group in 2003, the 333,000 s/f, 13-story office property is located between Fifth and Sixth Avenues in the heart of the Flatiron District. Following a multi-million dollar capital improvement program, the building has since become a go-to for commercial space, educational institutions and most office users.

Delia's will join such prominent tenants as Touro College, International Center, the Institute of Culinary Education, Ask Jeeves, and other prominent corporate tenants. Retail tenants at street level include Straight from the Crate, Reminiscence and Universal News. Currently at 100% occupancy, a 20,000 s/f space will be available in the property as of early November 2006.
