Moinian is out to impress with Javits hotel proposal.

Of the three developers that submitted plans to build a hotel across the street from the Jacob Javits Convention Center, two already have a host of projects and development sites in the far West Side neighborhood where the hotel will be located.

And while the Empire State Development Corporation, the state agency overseeing the development of the hotel, says it will weigh the different plans based strictly on their individual merits, at least one of the three developers believes that each respondent's other development activities in the district could play a role in the selection process.

Manhattan developer Joseph Moinian, who is partnering with Marriott in his proposal to build a 1,400-room convention hotel on the 11th Avenue site between 35th and 36th street, said that the state would likely prefer developers who had a higher stake in the West Side.

The hotel, along with other infrastructural improvements in the area like the extension of the No. 7 subway subway: see rapid transit.

the Javits Center, which in turn is expected to become a major stimulus in the redevelopment and economic well being of the far West Side. Moinian indicated that he is keenly aware how the trickledown could benefit the as much as 4 million s/f of space he plans to develop in the district.

But Moinian may be in a position to leverage his activity in the district in a way that no other bidder could. Moinian purchased a site directly adjacent to where the hotel will be constructed from Verizon in 2004. That plot, located on the block between 34th and 35th, will be home to a potentially 1.5 million s/f mixed-use tower that could be connected to the hotel via a sky bridge that could be used, Moinian said, to boost the hotel's ballroom

"We could have a ballroom in the other building as well that would link up to the hotel and increase capacity," Moinian said.

Moinian indicated that he would also be able to reroute subway entrances directly into the hotel from his 34th Street building, which sits on top of the 11th Avenue terminus Terminus (tûr`mĭnəs), in ancient Rome, both the boundary markers between properties and the name of the god who watched over boundaries.  of the No. 7 line extension and will have some of the station's entrances located in its base.
