Meridian Capital Group has announced the following transactions:

* A new mortgage for $4.175 million on a 35-unit, five-story, walk-up building on E. 85th St. in New York City. The loan featured a rate of 5.250% and a 10-year term. The transaction was negotiated by Saul Piller;

* A new mortgage for $3.6 million on a 60-unit, six-story, elevator apartment building on Lefferts Ave. in Brooklyn, N.Y. The loan featured a rate of 5.5% and a 10-year term. The transaction was negotiated by Alan Friedman;

* A new mortgage for $3.3 million on a 69-unit, 10-story, co-op building on E. 79th St. in New York City. The coop is 67% sold and the loan featured a rate of 6.200% with a 10-year term. Steve Geller and Joseph Taub negotiated this transaction;

* A new mortgage for $1 million on a 10,450 s/f retail building on Cornaga Ave. in Queens, N.Y. The property will benefit from a rate of 6.250% with a 10-year term. Allan Lieberman handled this transaction;

* A new mortgage for $700,000 on a 10-unit, five-story, walk-up building on Gouverneur Pl. in the Bronx, N.Y. The loan featured a rate of 6% and a 10-year fixed term
Fixed Term
Describes an investment vehicle, usually some kind of debt instrument, that has a fixed time period of investment. With a fixed-term investment, the investor parts with his or her money for a specified period of time and is repaid his or her principal investment only at the end of the investment period.
. The transaction was negotiated by Chaim Tessler;

* A new mortgage for $500,000 on a 3,300 s/f commercial building on Knickerbocker Knickerbocker (nĭk`ərbŏk'ər), term used almost synonymously with the adjective "Dutch" in respect to Dutch families and customs and the Dutch region of early New York state. A History of New York (1809), written by Washington Irving under the pseudonym Diedrich Knickerbocker, popularized the term. Ave. in Brooklyn, N.Y. The property will benefit from a rate of 6.59% with a 10-year term. Russell Kimyagarov and David Hayum handled this transaction;

* A new mortgage for $1.55 million for a 22-unit apartment complex located at 105 Runnymede Runnymede or Runnimede (rŭn`ĭmēd), meadow, in Egham, Surrey, S England, on the south bank of the Thames River, W of London. Either on this meadow or on nearby Charter Island, King John accepted the Magna Carta (1215), which is commemorated by a memorial. There is also a memorial to John F. Ave. in Wayne, Penn. Russ Drebin of Meridian's New Jersey office negotiated a rate of 5.875% over a seven-year term;

Meridian also recently secured $9.296 million for a total of 11 multifamily buildings in Illinois:

* Gershon Friedman of Meridian's Chicago office secured $6.84 million for the purchase of Prairie Rental Homes, eight buildings totaling 156 units in Lansing. The rate was 5.75% over a seven-year term;

* Friedman also arranged $638,000 for two multifamily buildings at 814-840 Elm St. in Algonquin. The properties are two stories each and total 14 units. Fannie Mae closed the loan with a 5.99% rate over a 10-year term;

* Joseph Schwimmer of Meridian's Chicago office secured $1.818 million on behalf of Eitan Coresh for a 37-unit multifamily building located at 905 W. Carmen in Chicago. Schwimmer negotiated a rate of 5.75% over a five-year term.
