RPOC, LLC plans to split the building into two separate structures, one of which will measure 100,000 s/f and house a 25,000 s/f ambulatory/surgery center for outpatient care for Ridgefield Surgical Center, LLC, a new joint venture between Danbury Hospital Danbury Hospital is a 371-bed hospital in Danbury, Connecticut.

In addition, Advanced Specialty Care, P.C. will relocate its current Ridgefield office to 7,620 s/f in the building for its multi-specialty surgical practice.

The remaining 50,000 s/f n that building will be available for lease by medical tenants. A zoning change was necessary to facilitate Danbury Hospital and the other anticipated medical users' occupancies. Danbury Hospital expects to open its operation, aimed at servicing the growing trend toward outpatient surgery and care, in the summer of next year.

The South building, to measure 60,000 s/f, will retain its original research and development/lab use, but be upgraded to a state-of-the-art facility for high end tenants.

CB Richard Ellis' Sean Cahill, Michael Dillon and Greg White both represented the seller and procured the buyer in the transaction.
