Mayor helps Gorlin break ground for Brooklyn development.

Alexander Gorlin Architects has broken ground on phase one of the Nehemiah Spring Creek A spring creek is a stream that flows from a spring. Spring Creek may refer to any of the following specific places:

The project was launched at a press conference with New York City New York City: see New York, city.

City (pop., 2000: 8,008,278), southeastern New York, at the mouth of the Hudson River. The largest city in the U.S.
Mayor Michael Bloomberg Michael Rubens Bloomberg (born 14 February 1942) is an American businessman, and the founder of Bloomberg L.P., currently serving as the Mayor of New York City. He was a general partner at Salomon Brothers before founding the financial software service company in 1981. .

Gorlin has designed all the homes of phase one, which comprise of 117 new construction buildings with 184 individual units for a total of 241,000 s/f. Phase one is part of a five phase mixed-use affordable housing program initiated by the Nehemiah Development Corporation with support from numerous city agencies. The project is located on a 45-acre site, for which Gorlin also did the Master Plan.

"As a native New Yorker, I feel it's the responsibility of every New York architect to provide top level design at all income levels," said Gorlin.

"I am proud to be involved in Mayor Bloomberg's efforts to make design excellence a part of every New Yorker's daily life, and I think The Nehemiah Spring Creek Houses have the potential to do just that."

The houses in phase one of the project will be constructed on four city blocks, with ten rows of town homes. Breaking ground are 69 one-family homes, 29 two-family homes and 19 three-family homes for a total of 241,000 square feet in 117 buildings with 184 individual households.

Gorlin's dynamic designs are the backbone of the project, a dramatic departure for affordable housing in the area, and perhaps a model for design-conscious affordable housing across the nation.

A modern re-interpretation of the traditional "Brooklyn Brownstone brownstone, red to brown variety of sandstone. Its unusual color is caused in some instances by the presence of red iron oxide which acts as a cement, binding the sand grains together. " of the 19th Century, each row of townhouses maintains the street wall and has a traditional front stoop for public interaction.

The similarities to traditional brownstones end there, with 12 different facade types in 12 different colors adding a new individuality to the previously built identical brick houses in the area.

The facades themselves create a modulating rhythm on the street with alternating bay windows and other windows of varying shapes and sizes.

One innovative way the architects helped maintain cost effectiveness was through the use of modular "boxes" for the floors, ceilings and walls, which when stacked create each story of the townhouse town·house or town house

2. A row house, especially a fashionable one.
. These boxes are produced in a factory at the Brooklyn Navy Yard The United States Navy Yard, New York - better known as the Brooklyn Navy Yard or the New York Naval Shipyard (NYNSY) - is located 1.7 miles northeast of the Battery on the Brooklyn side of the East River in Wallabout Basin, a semicircular bend of the East River  by Capsys Co. and shipped by truck to the site. Once at the site, they are lifted by crane onto a foundation. The advantages of modular construction vs. traditional stick construction are as follows: the construction commences with no interruption by the weather (construction time can be reduced), there are greater quality controls with modular construction (i.e. the automobile industry automobile industry, the business of producing and selling self-powered vehicles, including passenger cars, trucks, farm equipment, and other commercial vehicles. ), and panelizing the exterior wall cladding reduces waste.

The floors will be constructed of reinforced concrete with a skeleton of structural steel. Imagine a cage, with infill of metal studs, where plumbing pipes and electrical conduits are then installed. All is then wrapped in fire resistant gypsum gypsum (jĭp`səm), mineral composed of calcium sulfate (calcium, sulfur, and oxygen) with two molecules of water, CaSO4·2H2O. It is the most common sulfate mineral, occurring in many places in a variety of forms.  board and a weather barrier.
