 a new corporate office in a more prestigious, class "A" office building when their 5,000 s/f lease at 7 West 36th Street was nearing expiration. The company sought an upscale location that was in close proximity to the Fashion District, where many of their clients are located.

Although Titanium Marketing sought to purchase a new space, the limited number of options available led the firm to acquire a 9,200 s/f commercial condominium at 425 Fifth Avenue, a location that exceeded their square footage requirements. The company will be offering 2,100 s/f for rent, and has retained Dayan as the exclusive agent to market and lease the space.

"After reviewing all the options and financial implications, Titanium Marketing saw the value in owning their office space instead of paying rent," said Dayan, head of Winoker Realty's Commercial Co-op and Condominium Division. "The firm's new space at 425 Fifth Avenue will have a class A build-out and prestigious address, within walking distance of their clients' offices."

Titanium Marketing's new space, on the 6th floor, will be built out as an "A" installation with granite hallways. The rental unit itself will be delivered as a vanilla box with patched and painted walls and access to an HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free  package unit.
