Madison Square Building: classic property returns.15 East 26th Street, the 20-story brick-and-granite Madison Square Madison Square is a neighborhood on the East Side of the New York City borough of Manhattan, centered on a 6.8 acre (2.75 Hectare) public park in the New York City borough of Manhattan, named for James Madison, fourth President of the United States and co-author of the United Building, was, in 1990, when acquired in an all-cash transaction by Schroder Real Estate Associates on behalf of a limited partnership of corporate pension funds, suffering nearly 30 percent vacancy. To Schroder, it was ideally positioned for substantial renovation and value creation. The main objective was to convert an under-managed, yet well-located, secondary office/showroom building to a full-service primary building -- and since the commencement of renovations, over 100,000 square feet of showroom and office leasing has occurred. In addition, a series of difficult owners had led real estate brokers to avoid bringing potential tenants to the property. The problem was neither the building nor its location. Schroder was able to acquire the property at a good price, and earmarked substantial funds for the total renovation and re-positioning effort. They put together a team of experts, guided by Charles McIntyre, senior vice president at Schroder, to "Make it Happen" -- the slogan that hangs in the project office, where weekly meetings were held for all the professionals involved in the work. The architects and contractors worked on the physical changes, while marketing and managing professionals upgraded the conceptual. It is here that the coordination of the basic teams was so crucial.
