Macklowe unveils a glass gem on Madison Avenue.


In the wake of redeveloping the now iconic General Motors Plaza featuring the "Apple Cube," Macklowe Properties has officially unveiled its plans for its newest addition to Manhattan's highly sought-after Plaza District--a sleek 30story glass office building at 510 Madison Avenue Madison Avenue, celebrated street of Manhattan, borough of New York City. It runs from Madison Square (23d St.) to the Madison Bridge over the Harlem River (138th St.). In the 1940s and 50s, some of the major U.S.  that has been designed as an exceptionally health-oriented and highly motivational environment for tenants.

The architecturally distinctive, environmentally conscious tower, which is rising at the southwest corner of 53rd Street and Madison Avenue, is scheduled to be ready for occupancy in July 2008.

It will contain 350,000 s/f of Class A office space on full floors of 11,500 and 16,500 s/f along with a host of residential-style "quality of life" amenities, including a spacious tenant's only membership health club with exercise room, swimming pool, golf simulator, locker rooms, restaurant, bar and private dining room.

The building will also feature a garden terrace and space has been set aside for a restaurant on the lobby and concourse levels.

"This building has been designed to meet and surpass the rigorous demands of today's office tenants," stated Macklowe president Billy Macklowe, who noted that the current market is characterized by a growing number of companies, including hedge funds, financial service firms and global entities, who have liter ally adapted a round-the-clock, 24/7-type work mentality.

," added Macklowe, who pointed in particular to his company's emphasis on achieving improved indoor air quality Indoor Air Quality (IAQ) deals with the content of interior air that could affect health and comfort of building occupants. The IAQ may be compromised by microbial contaminants (mold, bacteria), chemicals (such as carbon monoxide, radon), allergens, or any mass or energy stressor .

"We will deliver four times more filtered fresh air to the working space than required by code and maximize natural light to the offices, which will have ten foot high finished ceilings with floor to ceiling vision glass. He noted that 510 Madison is registered for LEED certification.
