 Corporation and the master developer for the $500-million mixed-use development Mixed-use development refers to the practice of allowing more than one type of use in a building or set of buildings. In planning zone terms, this can mean some combination of residential, commercial, industrial, office, institutional, or other land uses.  initiative known as Belmar Seaport Village Seaport Village is a shopping and dining complex overlooking the bay in San Diego, California. It houses more than 70 shops, galleries, and eateries on 90,000 square feet (0 m) of waterfront property. , has received approvals for the first component of this highly anticipated redevelopment project.

The first portion of the redevelopment plan encompasses the site at 800 Main Street, formerly occupied by Seacoast Chevrolet. The site has been approved for 38 new condominiums/townhouses, 9,500 s/f of ground floor retail space and 76 covered parking spaces. Construction is slated to begin in April/May 2007.

800 Main Street's 38 new residences will feature a "greenroof" garden courtyard and lavish private terraces. Homes will be priced starting below $300,000 for a one-bedroom residence. Sales at the property will commence in spring 2007.

The development of Belmar Seaport Village has been a model public/private partnership with an open and community-led planning effort to obtain consensus on the needs and goals of the entire Belmar community.
