MKDA completes 5th Ave. pre-built.


Corporate interiors firm, MKDA, has created a 6,000 s/f, full-floor prebuilt unit on the 12th Floor at 681 Fifth Avenue, a newly renovated boutique office building owned by the principals of Metropole Realty Advisors and located in the heart of Manhattan's Plaza District.

"This prebuilt unit will assist Metropole in leasing space within its recently modernized office asset," said MKDA president Michael Kleinberg. "More and more owners of commercial office space are creating prebuilt units that function as both model units and built space for tenants in the market for turnkey opportunities."

"Ownerships with vacant office space need to consider offering built space in order to attract tenants who may be unwilling to incur the cost of a build out," said Cushman & Wakefield vice chairman Mitchell L. Konsker.

"This prebuilt unit not only creates a unique turnkey opportunity for a single tenant, but also helps us market the balance of office space currently available at 681 Fifth Avenue."

MKDA created a modern office space that is ideally suited to this classic building, which was originally designed in 1912 by McKim Mead, and White, a prominent architectural firm in the eastern United States at the turn of the twentieth century.

The design firm used high-quality contemporary finishes throughout, and maximized the building's 14-foot ceilings to create an open and airy space that appeals to a variety of users. In addition, MKDA used a sophisticated color palette that includes warm and neutral tones, such as neutral-toned Courtaud limestone flooring throughout the reception area and corridor and beautifully woven honey and Celadon gray carpeting throughout.

The LEED inspired prebuilt unit consists of one large conference room, two open work areas and six private offices partitioned by all-glass architectural wall systems. The thin profile wall system allows an abundance of natural light to permeate the interior of the space, which features windows on three sides, and creates clean and elegant lines complemented by sleek, energy-efficient lighting fixtures.

681 Fifth Avenue features a new. lobby with concierge, energy-efficient windows and tenant-controlled HVAC systems, as well as new electrical, telecommunication and security systems.
