MHP taps into desires of downtown buyers.

A dramatic new luxury condominium is now under construction at 255 Hudson Street by Metropolitan Housing Partners, LLC (MHP), its second development in the Western Soho neighborhood, which it has pioneered as a premier residential area of downtown Manhattan.

The 11-story building will offer 64 one- and two-bedroom homes, including special duplex townhouses and open lofts. It will be ready for occupancy in the summer of 2006.

"Our recent success at 505 Greenwich has put us in touch with the needs and aspirations of our downtown buyers," says Jane Gladstein, principal of MHP.

"These new residences will offer generously-sized living spaces in a building of striking design, with facades of glass curtain wall and folded concrete, punctuated by metal mesh balconies. Our objective is to create an environment that works with a fresh, modern vocabulary, while presenting an enduring elegance that is comfortable for every day living."

The three duplex townhouses, accessed from the lobby, will feature 60-foot-deep backyards. Open lofts, the other special configuration, will have both east and west exposures and will feature 13' x 47' primary living areas with 10-foot ceilings, an oversized five-piece master bath and a separate powder room.

One bedroom homes are priced from $975,000; two bedrooms are from $1,825,000; lofts are from $1,335,000; and townhouses are from $2,950,000.

"The design takes maximum advantage of the accessibility to light and open space," Ms. Gladstein notes. "Since the building fronts on Hudson Street and sets back 60 feet from Renwick Street, where the nearest building is 80 feet away, these homes will enjoy an unusual degree of privacy. The expansive windows capitalize on the beautiful light afforded by this site."

Commenting on the growing attractiveness of the area, Christopher Martorella, president of MHP, reports, "We believe that Western Soho enjoys the best of the neighboring communities of Tribeca, Central Soho and the West Village, which have combined to make Western Soho the city's most compelling area in which to live.

"Wonderful restaurants, superb shopping and the charming ambience are enhanced by the neighborhood's most notable amenity, Hudson River Park, with its five-mile bikeway and waterfront walkway."

The building is designed by Handel Architects, LLP. DeSimone Consulting Engineers is the structural engineer. Ettinger Associates is the mechanical engineer. Corcoran Group Marketing is serving as exclusive marketing and sales agent.
