MHP taps into desires of downtown buyers.
The 11-story building will offer 64 one- and two-bedroom homes, including special duplex townhouses and open lofts. It will be ready for occupancy in the summer of 2006.
"Our recent success at 505 Greenwich has put us in touch with the needs and aspirations of our downtown buyers," says Jane Gladstein, principal of MHP.

The three duplex townhouses, accessed from the lobby, will feature 60-foot-deep backyards. Open lofts, the other special configuration, will have both east and west exposures and will feature 13' x 47' primary living areas with 10-foot ceilings, an oversized five-piece master bath and a separate powder room.
One bedroom homes are priced from $975,000; two bedrooms are from $1,825,000; lofts are from $1,335,000; and townhouses are from $2,950,000.
"The design takes maximum advantage of the accessibility to light and open space," Ms. Gladstein notes. "Since the building fronts on Hudson Street and sets back 60 feet from Renwick Street, where the nearest building is 80 feet away, these homes will enjoy an unusual degree of privacy. The expansive windows capitalize on the beautiful light afforded by this site."

The building is designed by Handel Architects, LLP. DeSimone Consulting Engineers is the structural engineer. Ettinger Associates is the mechanical engineer. Corcoran Group Marketing is serving as exclusive marketing and sales agent.
