 MARRIOTT DRAMATICALLY EXPANDS U.K. PRESENCE
 THROUGH FRANCHISE WITH SCOTT'S HOTELS
WASHINGTON, Jan. 22 /PRNewswire/ -- Marriott Corporation (NYSE: MHS) announced today that it has reached an agreement with Scott's Hotels, Ltd., that will result in at least 18 hotels offering approximately 3,000 rooms in the United Kingdom joining the Marriott lodging system. Coupled with its existing properties in the U.K., Marriott now ranks within the top 10 hotel groups in the United Kingdom in terms of numbers of rooms.
At the same time, the agreement results in the U.K. introduction of Marriott's highly successful, moderate-priced lodging brand, Courtyard by Marriott. These hotels are the first Courtyard by Marriott properties to be located outside the United States.
The agreement also gives Scott's Hotels, Ltd., the right to develop additional hotels under the Marriott Hotels, Resorts & Suites and Courtyard by Marriott brand names throughout the United Kingdom, for its own account and as a master franchiser.
Scott's Hotels, Ltd., is a subsidiary of Scott's Hospitality, Inc., based in Toronto, Canada. Scott's has been developing and operating hotels in the United Kingdom since 1970.
"Marriott has long said it desired a larger presence in the United Kingdom, and we are delighted to have forged this alliance with Scott's Hotels, which shares our management philosophies, marketing focus and strong commitment to quality," said Ed Fuller, senior vice president and managing director of Marriott Lodging International.
Speaking for Scott's Hotels, Ltd., Jan Hubrecht, managing director, said: "The synergy between our hotel company and Marriott is unique. We share a common commitment to being responsive to our guests' needs and to maintaining high quality standards."
Conversion of Scott's Hotels to the Marriott name will begin in March when the Scott's hotel in Newcastle (MetroPark) and the new Slough Courtyard join the Marriott system. The following Scott's hotels will be converted into full-service, four-star Marriott Hotels, Resorts & Suites properties in July 1992: Glasgow, Swansea, Aberdeen, Portsmouth, London (Swiss Cottage), Cardiff, Swindon, Bristol and Slough/Windsor. A 260-room hotel now under construction in Leeds will also be a full-service, four-star Marriott hotel and is scheduled to open in the autumn of 1993.
Three properties to be converted in July will carry the Courtyard by Marriott brand name. These hotels are located in Northampton, Lincoln and Royal Leamington Spa. An additional two properties, about to begin construction at Poole and Maidstone, also will be designated Courtyard by Marriott hotels.
Hubrecht indicated that two more sites are in advanced stages of negotiations which, if successfully concluded, will result in eight Courtyard by Marriott hotels in operation in the United Kingdom by 1995. Courtyard by Marriott hotels are designed for travelers who desire consistently comfortable, quality accommodations at a moderate price.
"Marriott had planned to offer its Courtyard concept to U.K. travelers for a number of years," Fuller said. "Extensive consumer research revealed, however, that the type of hotel we planned to build was more in line with a four-star facility. Therefore, we are delighted that Scott's Hotels has built the product our research told us travelers in the U.K. want in moderate-priced accommodations. We are especially delighted that these hotels will now carry the Courtyard by Marriott brand name."
The changeover will be accompanied by an intensive training program to familiarize Scott's Hotels personnel with the consistently warm, friendly service for which Marriott hotels are recognized around the world.
Additionally, significant product and service enhancements, the result of extensive customer research, will be introduced. Initially, these services include the introduction of express check-in and check-out and active participation in Marriott's Honored Guest Awards frequent stay program, the most rewarding travel awards program in the lodging industry.
Fritz Ternofsky, chairman of Scott's Hotels, Ltd., and managing director of Scott's Hospitality, Ltd., said: "We have taken the decision to develop hotels under the Marriott brand name in the U.K. as it gives us greater control of our destiny. We are pleased to have found in Marriott a partner with whom we share similar management philosophies."
Marriott now operates two full-service hotels in the United Kingdom, including the London Marriott at Grosvenor Square and the recently opened Cheshunt Marriott, located 17 miles north of London.
The Marriott lodging system currently consists of nearly 700 hotels in 17 countries in its four lodging brands, which, in addition to the brands included in this agreement, also encompass Residence Inn hotels for extended-stay travelers and Fairfield Inn economy hotels. Prior to this announcement, 23 properties in the Marriott system were located outside the United States.
In the past year, Marriott has substantially expanded its presence outside the United States through partnerships with nationals in targeted markets, management contracts on pre-financed projects, and franchising opportunities with owners offering the potential of multiple locations.
"Our strength rests in our recognized ability to create value in the lodging industry, to improve the performance of selected properties, and to provide the expertise necessary to maximize the profit potential for franchisees, owners and lenders," Fuller explained.
"Marriott is equally recognized for its ability to maintain consistently high levels of quality and customer service throughout our hotel network. This ability has earned for us the highest occupancy rates in the quality tier -- about 10 points higher than the industry average."
As a result, Marriott concluded negotiations in the past six months that will double the number of hotels bearing the Marriott name outside the United States. In addition to the properties covered by this announcement, Marriott has signed agreements that will result in its adding hotels in Sydney, Dubai City, Jakarta and suburban Paris to its system.
