Luxury still in big demand as buyers bet on steady market.


The real estate market for luxury residential properties forged ahead early this spring as the demand throughout Manhattan remains much higher than the supply.

 of the spring residential real estate market, there is both exuberance and a bit of trepidation in the air," stated Elizabeth Stribling, President of Stribling & Associates, in the recent Stribling State of the Market report.

"The market continues robust and strong, with prices even higher than last year and bidding wars continuing for well priced property,"

The recent report cites a number of important market facts:

* Wall Street professionals with bonus checks anywhere from 8%-15% higher than last year, are buying more luxury apartments and helping to drive the market.

* Foreign buyers are flocking to New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 purchasing condominium apartments, as a cheaper U.S. dollar creates an irresistible incentive for them to invest in a prime piece of Manhattan property.

* The percentage of sales of buyers combining units has risen steadily over the last several years.

* Time Warner Center The Time Warner Center is a mixed-use skyscraper developed by The Related Companies in New York City. Its design, by David Childs and Mustafa Kemal Abadan of Skidmore, Owings & Merrill, consists of two 229 m (750 ft) towers bridged by a multi-story atrium containing upscale retail  at the foot of Central Park West at Columbus Circle Columbus Circle, named for Christopher Columbus, is a major landmark and point of attraction in the New York City borough of Manhattan. Completed in 1905 and renovated a century later, it is located at the intersection of Broadway, Central Park West, Central Park South (59th  has given a quick jumpstart to residential blocks to the north and to the west with at least nine condominium towers slated to rise.

* Chelsea is continuing to expand further west and north with residential construction rapidly encroaching on the vibrant West Chelsea art gallery scene.

* A residential destination of the future is Madison Square Madison Square is a neighborhood on the East Side of the New York City borough of Manhattan, centered on a 6.8 acre (2.75 Hectare) public park in the New York City borough of Manhattan, named for James Madison, fourth President of the United States and co-author of the United  Park between 23rd and 26th Street. Surrounded by many commercial buildings of architectural distinction the area that is currently referred to as the Flatiron/Madison Park area is ideally positioned for an expansion of residential space.

* A growing downtown neighborhood is emerging in Lower Manhattan Lower Manhattan is the southernmost part of the island of Manhattan, the main island and center of business and government of the City of New York. Lower Manhattan is generally defined as the area delineated on the north by Chambers Street, on the west by the Hudson River (North  as today more than 30,000 residents are living below Chambers Street, up from approximately 15,000 to 20,000 before September 11.

* The Gracie Square neighborhood in the far East 80's on the Upper East Side is about to receive a jolt of fresh energy as the former Doctor's Hospital will be converted into a glossy condo tower.

"With pre-existing inventory low, developers are building units all over town, and buyers are flocking to new destinations as the profiles of neighborhoods change.

"However, the question still remains, can the momentum of this real estate market last? At present, I'd bet on the continuing strength of the New York City New York City: see New York, city.
