, LibertyBank's chief financial officer, said the bank "is working on acquisition of a parcel out there."

"As soon as we can close the purchase - probably this fall - our intent is to build our headquarters out there," Carlin said. "We have simply outgrown our space, and the availability of land in the local area is very limited."

The company has submitted a master plan application for the property, showing a three-story, 83,000-square-foot building at the northwest corner for the bank's headquarters, as well as two-story, 24,000-square-foot building at the southwest corner marked as a new location for the Lane Memorial Blood Bank.

Doug Engel, registered agent for the blood bank, confirmed several weeks ago that the nonprofit A corporation or an association that conducts business for the benefit of the general public without shareholders and without a profit motive.

 agency is pursuing an option on three acres of property at the site, but said it would be premature to discuss details of the blood bank's plans.

Plans for the professional center also include three additional buildings: a three-story building with 24,000 square feet at the northwest corner, and two buildings fronting on International Way on the south, each with two stories and 18,900 square feet of office space.

City planner Andy Limbird said Corporate Way Properties' plans amount to "a template (1) A pre-designed document or data file formatted for common purposes such as a fax, invoice or business letter. If the document contains an automated process, such as a word processing macro or spreadsheet formula, then the programming is already written and embedded in the  for development over the next five to seven years.

"They have to do a master plan for the whole site because they want to do the development in phases," Limbird said. "I think the applicant wants to get a foot in the door, because the City Council has adopted a policy that could limit the amount of land that has campus industrial zoning that can be used for development of business parks," which are more office-oriented than industrial.

Business park development now occupies about 28 percent of land zoned for campus industrial use in Springfield, Limbird said.

"The council has said that they don't want more than 40 percent of campus industrial land used for business parks, and they want to take another look at the issue if it goes over 30 percent," he said. "This development would push the percentage over 30."

Once the city has given its approval, LibertyBank will be "fairly aggressive" in proceeding with its building plans, Carlin said.

"We'll be building as fast as we're able," he said. "We're planning to do two buildings with a connector in the middle, one with about 43,000 square feet and the other with 40,000 square feet."

The first building could be finished as soon as 18 months from now, Carlin said, with the second "as soon as continued growth (of the bank) dictates."

Bank officials are pleased with the selection of their future location, he said. "In reality, it's fairly central, with easy freeway access. And with PeaceHealth opening its new hospital not far away, it will become a strong community."
