Lerner lets Ecko celebrate the holidays early.


Urban apparel giant Ecko Unlimited got an early holiday present recently thanks to the leasing brokers at the Lerner Group; the sublease sublease n. the lease of all or a portion of premises by a tenant who has leased the premises from the owner. A sublease may be prohibited by the original lease, or require written permission from the owner.  of a 100K s/f warehouse in East Brunswick, New Jersey. The transaction, which was spearheaded by Lerner up-and-comer Peter Pacific, caps off a busy year in real estate for Ecko.

Back in June, Ecko consolidated it numerous city offices into one headquarters space at 28-40 West 23rd Street. Originally planning to take under 200,000 s/f for its headquarters, Ecko was emboldened em·bold·en

Lerner president Jack Lerner and brokers Steve Bodden and Pacific represented Ecko in that transaction as well and have seemingly become Ecko's go-to brokers ever since.

Their expertise certainly impressed Ecko on the recent warehouse sublease, which went to Bilkays Express Company. "It usually takes six months to lease a space like that," Bodden said.

"We managed to sublease it out at an excellent rate in about three months so I think Ecko was pleased about that."

Pacific cited extensive research as the key factor in the sublease's quick time frame. He used the same technique in the Ecko headquarters deal, embarking with Bodden on an exhaustive search throughout the city for potential locations.

"We literally checked about every possible space that Ecko might possibly want on that deal," Pacific said. "We did all our homework, showed them every single conceivable space. It was an exhaustive process where they really got the feeling like they had seen everything by the end of the process. That's what got us the deal."
