According to Klebanoff, "This particular transaction points to the recognizable strengths of the Northern New Jersey office market and the wherewithal of the ownership, Hartz Mountain Industries Hartz Mountain Industries (HMI) is a private family owned and operated company known for its vast real estate holdings in the New York/New Jersey Metropolitan Area. Its former parent Hartz Mountain Corporation (of pet products fame), was founded by German-American businessman Max (Hartz). Hartz continued to maintain this building, believing in its location, even as the Parsippany market suffered 30 percent vacancy factors during the early to mid 90's.
