* Nestle Waters North America, Inc. has signed a 55,236 SF lease at 5 Warehouse Lane in Elmsford, N.Y. William Anson, of Anson & Berger, and Robert Connors, of Trammel Crow, represented the tenant in the transaction;

* Xand Corporation has signed a 46,078 SF renewal lease at 11 Skyline Drive in Hawthorne, N.Y.;

Breslin Realty Development Corporation announced that Eyes for You Optical has signed a 1,533 SF lease at Greenlawn Plaza in Greenlawn, N.Y. Russell Lico, of Breslin Realty, negotiated this transaction.

Breslin Realty Development Corp. announced that Mama Theresa's Pizzeria and Restaurant has signed a 15-year, 2,200 SF lease at Clearmeadow Plaza in East Meadow, N.Y. Russell Lico, of Breslin Realty, negotiated this transaction.

Insignia/ESG announced that Red Lobster has signed a 10-year, 14,513 SF lease at 5 Times Square in New York City. David Green and C. Bradley Mendelson, of Insignia/ESG, represented the landlord in the transaction. Andrew Mandel and Peter Ripka, of Ripco, represented the tenant.

Sinvin Realty announced that Ceci Cela has signed a 10-year, 924 SF lease at 166 Chambers St. in New York City. Bruce Sinder, president of Sinvin Realty, represented the landlord in the transaction. Esther Lixenberg, of Knickerbocker, represented the tenant.
