NEW YORK

The HK Group announced the following transactions:

* Kids U has signed a 5,400 SF lease at 507 Wesport Ave. in Norwalk, Conn. Alma Ryan and Tern Hampe, of the HK Group, represented both parties in the transaction;

* Taylor's Floral Arts and. Gifts has signed a 2,240 SF lease at 1046 Post Road East in Westport, Conn. Ted Hampe and Peter Jennings, of the HK Group, represented both parties in the transaction.

Pyramid Real Estate Group announced the following transactions:

* American Signs and Design has signed a 3,371 SF lease at 1700 Post Road in Fairfield, Conn. Brian Dornan, of Pyramid Real Estate, represented both parties in the transaction.

* Omni Fitness has signed a 2,000 SF lease at 2344 Summer St. in Stamford, Conn. Norman Lotstein, of Pyramid Real Estate, represented the landlord in the transaction. Penney Wickey, of Harbor Commercial Real Estate, represented the tenant.

Sutton & Edwards Inc. announced that Access Direct Systems has signed a 100,000 SF sublease at 185 Price Parkway in Farmingdale, N.Y. James P. Fitzsimons, senior executive, director of Sutton & Edwards, and Richard Pisacone, senior director, represented the tenant in the transaction. Ed Fitzsimons and Dan Oliver, of Insignia/ESG, represented the sub-landlord.

Cushman & Wakefield announced that Affiliated Computer Services State and Local Solutions has signed a 64,679 SF lease at 777 Old Saw Mill River Road in Tarrytown, N.Y. Maureen O'Boyle, senior director of Cushman & Wakefield, and Andrew Carney, associate, represented the tenant in the transaction. Jim Brierly, of LCOR, represented the landlord.

Cushman & Wakefield announced that Polar Electro Inc. has signed a 51,500 SF lease at 1111 Marcus Ave. at iPark in Lake Success, N.Y. David Leviton and Jeannie Lanza, of Cushman & Wakefield, represented the landlord in the transaction. David Pennetta and Damon Lazar, of Oxford and Simpson Realty Inc., represented the tenant.

Newmark Real Estate announced that Chadbourne & Parke LLP has signed a 29,000 SF lease at 619 W. 54th St. in New York City. Moshe Sukenik and Peter Tuttman, of Newmark Real Estate, served as the brokers in the transaction.

The Lansco Corporation announced that Mexx has signed a 16,500 SF lease at 19 Union Square West in New York City. Howard Dolch Dolch PC and Printer

The Lansco Corporation announced that MessageLabs has signed an eight-year, 14,000 SF sublease at 512 Seventh Ave. in New York City. Howard Dolch, executive vice president of the Lansco Corporation, and Sylvia Haddad, executive managing director, represented the tenant in the transaction. Duncan McCuaig, of Cushman & Wakefield,. represented the landlord.

Insignia/ESG announced that the Consulate of the Dominican Republic has signed a 20-year, 14,000 SF renewal lease at 1501 Broadway in New York City. Michael Burgio, Eric Deutsch, and Jason Pollen, of Insignia/ESG, represented the tenant in the transaction. Jeff Gural and Rhonda Panensky, of Newmark Real Estate, represented the landlord.

Jones Lang LaSalle announced that U.S. RE Companies, Inc. has signed a five-year, 13,071 SF sublease at 745 Fifth Ave. in New York City. Barbara Winter, senior vice president of Jones Lang LaSalle, and Jay Lapham, leasing specialist, represented the tenant in the transaction. Alex Jinishian, of Williams Real Estate, represented the sub-landlord.

Jones Lang LaSalle announced that Golden Tree Asset Management has signed a 12,415 SF sublease at 300 Park Ave. in New York City. William Korchak and Jay Lapham, of Jones Lang LaSalle, represented the sub-landlord in the transaction. Louis D'Avanzo, of Cushman & Wakefield, represented the tenant.

Sutton & Edwards Inc. announced that Cardinal Logistics has signed an 11,500 SF lease at 101 Carolyn Boulevard in Farmingdale, N.Y. Lee Spellman, director of Sutton & Edwards, represented the landlord in the transaction. Dick Keating, of Nassau Suffolk Realty, represented the tenant.

Byrnam Wood LLC announced that KYOWA-HAKKO USA, Inc. has signed a 6,300 SF lease at 767 Third Ave. in New York City. Nick Gilman, Graham Alton, and Gordon Ogden, of Byrnam Wood, represented the tenant in the transaction. Greg Gang, of Sage Group Associates, represented the landlord.

Murray Hill Proper ties announced the following transactions:

* Prosurance Brokerage Associates has signed a 3,500 SF renewal lease at 111 Broadway in New York City. Neil Murray, of Murray Hill, represented the tenant in the transaction. Gerry Friedman, of IESG IESG - Internet Engineering Steering Group, represented the landlord;

* Trident Maritime, Inc. has signed a 2,500 SF lease at 80 Broad St. in New York City. Neil Murray represented the tenant in the transaction. Michael Levy, of Newmark & Co., represented the landlord.

NEW JERSEY

Sheldon Gross Realty Inc. announced that Green Grass International has signed a 50,092 SF lease at 125 Jackson Ave. in Edison, N.J. Jonathan Glick and Robert Bowman, of Sheldon Gross, represented the landlord.
