Charter Realty & Development Corp. announced that a 65,860 SF lease has been signed at 740 Hartford Pike in Dayville, Conn. Charter Realty represented the landlord in the transaction.

Pyramid Real Estate Group announced the following transactions:

* MX Energy has signed a 2,610 SF lease at 20 Summer St. in Stamford, Conn. Bruce W. Sheldon, of Pyramid, represented both parties in the transaction;

* Dr. Jack Gish has signed a 1,320 SF lease at 1700 Post Road in Fairfield, Conn. Brian J. Dornan, of Pyramid, represented both parties in the transaction.

McBride Corporate Real Estate announced that NICE-PAK Products, Inc. has signed a 186,000 SF lease at 125 Greenbush Road South in Orangeburg, N.Y. Robert Scherreik, senior vice president of McBride Corporate Real Estate, represented the landlord in the transaction.

Breslin Realty announced that Wal-Mart has signed a 127,500 SF lease on Nesconset Highway in Setauket, N.Y. Wilbur F. Breslin, of Breslin Realty, represented the tenant in the transaction. Allan Rose, of AVR Realty Co., represented the landlord.

Insignia/ESG announced that Bresnan Communications has signed a 28,107 SF lease at 1 Manhattanville Road in Purchase, N.Y. David Block and Michael Siegel, of Insignia/ESG, represented the landlord in the transaction. Craig Ruoff, of Wagner Group Associates, represented the tenant.

Cushman & Wakefield announced the following transactions at the Woodlands Office Park in Hauppauge, N.Y.;

* Gentiva Health Services has signed a 5,595 SF lease. USI Corporation represented the tenant in the transaction;

* Creative Image Advertising has signed a 4,828 SF lease;

* US Sterling Securities has signed a 4,118 SF lease. IESG represented the tenant in the transaction;

* Arista Trade has signed a 2,920 SF lease;

* The Law Offices of Mazzara & Small has signed a 1,779 SF lease;

* Aumiller Goldfarb has signed a 1,300 SF lease;

* Desktop Software has signed a 1,232 SF lease.

Two Trees Management Co. announced that Alexis Bittar has signed a five-year, 4,763 SF lease at 45 Main St. in Brooklyn, N.Y. Suzanne Schwimmer, of Ingram & Habron Real Estate, represented the tenant in the transaction. Chris Havens, director of leasing at Two Trees, served as an in-house representative for the landlord.

Sinvin Realty Corp. announced that So! Animation has signed a 10-year, 3,060 SF lease at 220 E. 23rd St. in New York City. Porter Fulmer, of Sinvin Realty, represented the tenant in the transaction. Ronnie Zimmerman, of Newmark & Company Real Estate, represented the landlord.

HSA Commercial Real Estate announced that Carlson Wagonlit Travel has signed a 2,784 SF lease at 110 Corporate Park Drive in White Plains, N.Y. Tim Stanton, of HSA Corporate, represented the tenant in the transaction.

Levin Management Corporation announced the following transactions at the Mayfair Shopping Center in Commack, N.Y.:

* GameStop has signed a 2,000 SF lease;

* Claire's Stores, Inc. has signed a 1,280 SF lease.

The Garibaldi Group announced that STV Group, Inc. has signed an 8,000 SF sublease at One Riverfront Plaza in Newark, N.J. F. John Fatigati, senior vice president of the Garibaldi Group, represented the sub-landlord in the transaction.
