Landers completes leases for Japanese clients.

Landers Commercial Real Estate just completed a series of negotiations for Japanese clients, making the firm the leader in total number of transactions conducted for Japanese companies in Westchester County.

The full-service commercial brokerage company, which is now entering its fourth year in business, has been responsible for the overwhelming majority of transactions. involving the Japanese in Westchester County and has brokered almost 30 leases involving either the U.S. headquarters or regional offices of Japanese companies in the Greater New York area.

The new leasing transactions brokered by Landers Commercial are: C. Itoh Building Products Co., Inc., a subsidiary of the trading giant C. Itoh & Co. (America), Inc., has relocated its headquarters from 2 Skyline Drive in Hawthorne to almost 7,000 square-feet on a five-year lease at 555 Taxter Road in Elmsford. The move to 555 Taxter represents an expansion of more than 50 percent for the subsidiary, a leading importer of building materials to the United States and a major export partner for U.S. manufacturers seeking overseas markets. Jeffrey A. Landers, president and Yoshio Kano, executive vice president of Landers Commercial represented the tenant as exclusive broker. Sol Krevlin of Abrams Benisch Riker, Inc. represented the building ownership, Dean Witter Realty.

Marubeni Specialty Chemicals, Inc. a subsidiary of Marubeni America Corporation, whose relocation from Manhattan to 10 Bank Street in White Plains was engineered by Landers Commercial several months ago, has expanded yet again into larger quarters at the same address. The firm now occupies 5,000-square-feet on a S-year term. Both the original lease and the expansion were negotiated by Landers, president. Building owner Homart Development was represented by Senior Development Director R. Perry Neilson, Jr.

Citizen Uatch Co., Ltd. has renewed its lease at 1 North Broadway in White Plains for an additional 3.5 years, Landers also reports. Landers represented Citizen Watch as exclusive broker in this transaction, building on his previous representation of the consumer goods giant, which relocated their headquarters to the North Broadway facility three years ago.

Landers Commercial is best known for its work on behalf of such major firms as Mitsui OSK, Yomiuri America, C. Itoh, KDD America, Nissan Insurance and others. Landers also exclusively represented Hitachi Computer Products in the leasing of its 15,500-square-foot computers now room and disaster-recovery center at Royal Executive Park in Rye Brook.

In addition to its activities in Manhattan and Westchester, Landers Commercial operates a Los Angeles affiliate and is currently representing Mitsui OSK in its requirements in San Francisco. Last year, Landers relocated their U.S. headquarters from the World Trade Center to Harborside Financial Center in a 40,000-square-foot transaction. The firm also recently completed the 12,500-square-foot long-term lease for Yomiuri America's new US headquarters at 666 Fifth Avenue, and is active on behalf of a number of major Japanese firms in Manhattan, Westchester, San Francisco, Long Beach California, Atlanta and other major markets nationwide.
