LCOR named developer for 300,000-SF office project in Jamaica.


Greater Jamaica Jamaica (jəmā`kə), independent state within the Commonwealth (2005 est. pop. 2,732,000), 4,232 sq mi (10,962 sq km), coextensive with the island of Jamaica, West Indies, S of Cuba and W of Haiti.  Development Corporation designated LCOR Inc. for the development of a new $90 million 300,000-SF tower GJDC is sponsoring. The building will be the nexus of an aviation-related complex in downtown Jamaica.

GJDC is leading the effort to attract airport-related office users by transforming a section of the downtown into an "airport village." Its Vision for Jamaica Center, released earlier this year, calls for the development of sites above and around the new AirTrain AirTrain is the name of several passenger railway operations connecting airports to city centres:
  • Airtrain (Brisbane), Brisbane, Australia
  • AirTrain JFK, New York City's JFK Airport
  • AirTrain Newark, Newark, New Jersey
  • AirTrain (SFO), San Francisco, California
 terminal, the JFK light rail system nearing completion in the downtown. AirTrain will link the Jamaica Station transit hub directly to JFK International Airport with an 8-minute ride. GJDC's vision for the airport village includes a 250-room hotel, approximately one million SF of office and retail space, parking for 2,000 cars, open space and amenities.

In early 2001, GJDC solicited interest from developers for the new tower.

After reviewing responses from five qualified firms, GJDC designated LCOR based on the firm's proven track record, commitment to the community and ability to complete complex private-public developments.

The purpose of a TOD is to reduce the use of single-occupant vehicles A single-occupant vehicle (SOV) is a privately operated vehicle whose only occupant is the driver. The drivers of SOVs use their vehicles primarily for personal travel, daily commuting and for running errands.  by bringing potential riders closer to transit facilities," said Eichler.
