Kaplan tapped for 23-acre NJ transit village project.


Dunellen officials took the first step in what will become the largest and most significant redevelopment project in the 119-year history of the one-square-mile community.

Dunellen Mayor Robert J. Seader announced the borough has selected Kaplan Companies of Highland Park Highland Park.

 transit village A transit village is a planned development around a transportation hub, such as a train station, with the intent to make it convenient for village dwellers to get to/from work or run errands and travel via a public transportation network.  that will feature retail, luxury residential and parking components, as well as a new town hall for the 7,000 borough residents.

Seader called the redevelopment project a "truly historic moment for the borough," noting the decision to formally name the developer is the culmination of a four-year process, involving many community members.

Borough officials are now working on a redevelopment agreement with Kaplan Companies; the mayor hopes to break ground on the project next spring.

The redevelopment boundaries are Washington Avenue, North Avenue, New Market Road, Prospect Avenue and Columbia Street. The project, which Kaplan Companies has named "The Gateway at Dunellen," has three distinct components:

Jason Kaplan, president of Kaplan Companies, said the transit village will comprise up to 50,000 s/f of ground-floor retail, as well as a mix of 400 townhouses and condominiums with underground parking and elevators.

Kaplan said the redevelopment plan also calls for a clubhouse for the new residents, as well as a number of other amenities that will foster a pedestrian-friendly and vibrant town center.
