 NEWPORT BEACH, Calif., Feb. 17 /PRNewswire/ -- The following is a summary of a presentation made by Newport Beach-based Koll Management Services Inc. (NASDAQ: KOLL) today at Cruttenden Southern California Growth Stock Conference:
 The Company
 Koll Management Services Inc. is one of the nation's leading commercial and industrial property management firms. The company provides comprehensive property, asset and facility management services for more than 500 properties, comprising nearly 70 million square feet of space, in major metropolitan areas throughout the United States. In addition, Koll Management Services (KMS) offers asset advisory and implementation services that include property acquisition, disposition, financing and assessment.
 KMS has achieved broad recognition for its ability to serve the needs of its prestigious institutional and corporate client base, contributing to a steady expansion of properties managed by the company.
 Company Background
 KMS was founded in 1988 by The Koll Co., a private real estate development company established in 1962. Although KMS derives significant revenues from properties affiliated with The Koll Co., revenues from non-affiliated properties increased to 53 percent in fiscal 1992 -- up from 10 percent in fiscal 1989.
 Growth Opportunities
 The company's successful growth strategy has generated strong revenues from acquisitions and internal expansion. New property management assignments and, more dramatically, facility management contracts drive the company's internal expansion. Specific criteria are applied to the company's acquisition candidates -- quality personnel, compatible operating style, and ability to penetrate geographic markets.
 Proceeds from the company's initial public offering in July 1991 were utilized to complete strategic acquisitions and a joint venture. These additions introduced the company's management services to important new markets, established KMS' Eastern and Midwest Regions, and secured additional managed properties in Southern California. Recently, KMS acquired Swearingen Management Co., doubling KMS' portfolio of managed office and industrial space in its South Central Region and adding Oklahoma to its areas of operation. In January 1993, KMS acquired Tishman Midwest Corp., establishing the company's presence in New York, Florida and Georgia, as well as strengthening its portfolio in the Chicago market.
 KMS recently began to pursue facility management assignments from corporations occupying large facilities. The company has since been awarded contracts by Sun Microsystems and others. These contracts have added several million square feet to the company's management portfolio during the first nine months of fiscal 1993.
 Operations
 Nationwide, KMS maintains 10 strategically located regional offices and 121 management offices, which expedite the identification of property owners seeking new management and allow superior on-site tenant services. From the company's Newport Beach headquarters, a highly sophisticated data processing system facilitates site accounting and administrative functions.
