Overall, Midtown saw average asking rental rates rise by 24% in the final quarter of 2006, reaching $61.31 psf from $49.44 psf at year-end 2005. Rent growth was somewhat more moderate in the Class B sector, which recorded a 14.7% increase in rates in the fourth quarter of 2006.

Midtown South buildings also reaped the benefits of an active leasing market. Average asking rental rates for Midtown South Class A office space surged by 30.3% in the past year, rising to $45.55 psf in the fourth quarter of 2006 from $34.95 psf at year-end 2005.

Although all of Lower Manhattan Lower Manhattan is the southernmost part of the island of Manhattan, the main island and center of business and government of the City of New York. Lower Manhattan is generally defined as the area delineated on the north by Chambers Street, on the west by the Hudson River (North  experienced substantial growth in average asking rental rates during the past year, the Class B market recorded an impressive 27.2% increase. Downtown Class B rents grew to $36 psf in the fourth quarter of 2006 from $28.31 psf in the fourth quarter of 2005.

The solid performance of the Class B market lifted overall rental rates by 18.8% at year-end 2006, increasing to $41.71 from $35.10 psf at year-end 2005. Rents for Class A space in Lower Manhattan were driven up by 17.3% during the same time period, rising to $46.20 psf from $39.38 psf.

Vacancy rates in Midtown office buildings hovered around 6% in the final quarter of the year, with lesser-quality product posting a strong performance. The submarket's Class B vacancy rate slid 12.9% in the fourth quarter of 2006, slipping to 6 % from 6.8% at year-end 2005. The submarket sub·mar·ket

Despite the predictions of market watchers, Lower Manhattan's vacancy rate did not descend de·scend

The extra space pushed up Downtown's Class A vacancy rate by 19.2% in the fourth quarter of 2006, rising to 10.4% from 8.7% in the fourth quarter of 2005. Silverstein Properties Inc. priced 7 World Trade Center above the market, causing average asking rents to rise despite an increase in vacant space Downtown.

On the other hand, Lower Manhattan's Class B market continued to improve, posting a 16.5% decrease in its vacancy rate at year-end 2006, dropping to 11.2% from 13.4% in the fourth quarter of 2005. The positive movement of the Class B market kept Downtown's overall vacancy rate increase to just under 4%.
