The joint venture plans to invest approximately $1.5 million in capital improvements in the complex, including renovating the lobbies, common areas, and HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free  systems.

"This transaction is representative of the value-added investments that we are looking to acquire for our portfolio," says David Archibald, senior investment officer for Ivy Realty Fund I.

"Aspen Corporate Office Park has an overall occupancy rate Noun 1. occupancy rate - the percentage of all rental units (as in hotels) are occupied or rented at a given time
pct, per centum, percent, percentage - a proportion in relation to a whole (which is usually the amount per hundred)
 of 70 percent. With our proactive asset management, property management and leasing teams, and as a result of our planned upgrades, we are confident this complex will attain the highest levels of occupancy and provide our investors with a strong return on investment."
